Must be a new build — pre-construction condo, newly built home, or substantially renovated property in Ontario. Primary residences and rental properties both qualify.

Your purchase must close (or new construction begin) between April 1, 2026 and March 31, 2027. Builds can be substantially completed as late as December 31, 2029.

Yes — pre-construction condos in Toronto and across Ontario are among the most common qualifying purchases. As long as the agreement falls within the eligible period and the property is a primary residence or rental, you qualify.
Can investors buying rental properties use this rebate? +
Yes. The Ontario government extended eligibility to residential rental properties — not just owner-occupied homes. If you're buying a new unit as an investment rental, you can still benefit from the full rebate.
Does this apply to resale homes? +
No. This rebate is for new construction only. Resale homes are not subject to HST, so this rebate does not apply. It covers newly built homes, pre-construction condos, and substantially renovated properties.
How long does this program run? +
This is a temporary one-year program covering purchases made (or construction started) between April 1, 2026 and March 31, 2027. Acting within this window is essential to take advantage of the maximum savings.
Do I need to file a separate claim to get the rebate? +
